Role Category - the way you'll work:

This role is categorised as a roam role. Roaming roles are a mixture of home and hub working with, in some instances, a degree of being out and about delivering services to customers. Your working day will be determined by what you need to do and where you need to go to maximise your productivity. This means that you could start and finish your day in different places depending on what you need to do, so we’ll support you working from a variety of locations. 

The Role:

We’re looking for a Land Manager who will be responsible for identifying, evaluating and securing sufficient land/sites for residential development to support our objectives of achieving of not just providing properties, but offering a home to suit each person’s needs and ensure that person is part of a community and their home is part of a place. 

In this role, you’ll establish and maintain effective working relationships with local authorities, local agents, landowners and other developers within our geographical area across the North East and Yorkshire, to ensure up to date knowledge of current and future market opportunities. You’ll also maintain effective working relationships across the organisation to ensure opportunities are maximised to assist with the land acquisition process.

You’ll conduct land appraisals in line with our land appraisal system of ProVal and LandVal to determine the valuation of any potential development land. You’ll also produce a clear assessment of the potential success of a development by collating build costs, market research, local planning policy and technical information, as well as successfully negotiating and preparing offers to pursue land opportunities to meet our land requirements that are within budgets and forecasts.

Liaising with the planning and technical teams and external consultants, you’ll ensure the successful delivery of applications and decisions, as well as maintaining and managing the land portfolio. 

The Person:

Whilst we need to be commercial and competitive in bidding for sought after land, we also need to be imaginative in identifying other possibilities - such as land that currently does not have planning permission. It’s a complex area of our work, and one that is under intense commercial scrutiny and pressure. It's also the life of the business, which makes the land team’s work even more vital and far-reaching. Entrepreneurial and imaginative in your thinking, you'll need to be a good assessor of risks, and an even better relationship builder.

Reporting to the Head of Land, you’ll assist the Land & Planning Director and the Development directorate in securing an adequate land portfolio to meet the needs and targets of the business, in line with our Strategic Partner status with Homes England. 

We’re looking for someone with a sound knowledge of all technical aspects covering land acquisition and development of land and associated legal agreements. You will be analytical, a driven individual with a hunger for success, will enjoy meeting targets, overcoming challenges and, most importantly, a team player to support your colleagues.
